In these terms and conditions, the terms "we", "us", "our" are used in reference to the company Smart Villas Limited. The term "customer or guest" is used to refer to the person who made the reservation.
1.0 Booking and customer responsibilities
The customer must be over 25 years old at the time of booking.
The customer making the booking is deemed to have accepted these terms and conditions, unless otherwise specified to Smart Villas Limited. The customer making the reservation will be responsible for all the people included in the reservation and will have to make sure that they are all aware of these terms and conditions.
Any allergies, intolerances or special health needs must be clearly communicated to smart Villas Limited at the time of booking.
Smart Villas Limited is exempt from any liability for the theft or damage of property or objects left in the house unattended; nor is responsible for any damage experienced to cars or motorcycles in the car park or parking space.
We kindly ask you to always close doors and windows.
Guests are kindly requested to bring the utmost respect to the villa in which they stay. It is therefore absolutely forbidden to move furniture inside the house, bring furniture or other interior furnishings outside the house and / or make use of it other than that for which they are intended.
The supervision of children, infants, dogs, and all adults in the villa, always remains the responsibility of the guest.
Parents (or guardians) are firmly responsible for the acts performed by their children within the villa, and villa grounds, and are required to supervise them and ensure that they maintain respectful behaviour under their direct responsibility. In particular, with regard to the obligation of the correct use of the equipment made available, and in general in the villa.
Guests should not cause annoyance to residents of nearby properties and must reduce noise between 22:00 and 8:00.
Guests will have to park in the parking lots appointed.
It is strictly forbidden to introduce drugs, weapons, explosive or highly flammable substances and substances with a strong or unpleasant smell in the villa.

2.0 Payment
Payments for reservations and any refunds will be settled and accepted only with the currency requested at the time of the booking, which can only be in Euros or British Pounds.
All charges related to banking payment transactions or otherwise, cannot be charged to Smart Villas Limited.
Please note that any refunds will be made exclusively by bank transfer in favour of the requestor of the booking, within 7 days of check-out.

For bookings made more than 6 weeks before arrival, a deposit (partial payment) is required for the damage deposit of €350, followed by 25% of the total amount to be paid within 30 days prior to arrival and the remaining balance 2 weeks before check-in.
3.0 Special requests
Special requests received by e-mail, related to special services (additional beds in the rooms, etc.) will be accepted and processed if received at least 30 days before arrival. Smart Villas Limited will endeavour to meet all customer requests but will not be held responsible if such requests cannot be met.
4.0 Number of people using the booked accommodation
Given the legal obligations borne by the owner of the villa, the stay is reserved exclusively for the persons indicated in the booking. For the purpose of registration, before arrival or during check-in, the guests will be asked to provide their personal information or identity document. It is forbidden to give access to the villa, other than those registered in the booking.
Your data will be processed in accordance with the current privacy policy.
Guests are allowed to receive day-time visitors, for a maximum number of 8 people.
The overnight stay in the villa is allowed only to the number of people specified at the time of booking, therefore at night, the presence of visitors in any room of the villa is strictly prohibited.
Guests are responsible for not exceeding the number of visitors and also that all visitors comply with these Regulations.
In the event that the customer allows the stay, to unregistered persons, Smart Villas Limited may cancel the reservation without granting any refund.
The advert of each property indicates the maximum number of people that the villa is able to accommodate.
Check the efficiency of the villa and notify us of any variance no later than 24 hours after your arrival.
4.1 Subletting
It is expressly forbidden for guests to sublet the property, in whole or in part; to transfer their reservation in any form to others; to allow, for any reason, the use of what is the subject of the reservation to third parties.
It is not allowed to give accommodation, even if free of charge, to people who are not registered in the reservation.
5.0 Arrival/Departure
Except in special circumstances and where possible, check-in will take place from 14:00 to 20:00.
Please inform us of your arrival time (including any delays) at least one hour before, at the email or telephone number provided at the time of booking.
Upon your arrival you will find a member of Smart Villas Limited staff who will explain the rules of the villa and give you all the information for a hassle-free stay.
On the day of check-out, the villa must be vacated at 10.00 so that we can proceed with the cleaning, unless special arrangements were made at the time of booking or check-in with Smart Villas Limited. In case of delayed vacation of the villa, a charge equivalent to an additional night of stay will be applied to guests, at the same agreed rate.
Upon departure, Smart Villas Limited staff and their guests may inspect the villa to assess any damage, both to the villa and to the furnishings; damages, if any, must be immediately paid for. In the case of self check-out, Smart Villas Limited will have the right to act as above, even later, within 7 days of check-out or before the next guest checks in, depending on which event occurs first.
6.0 Smoking
Smoking is not allowed in our villa. Any related damages, such as burn marks and holes on the furniture or on the floor, linen, tablecloths, etc., will be charged to the deposit damage, at the replacement cost. Smoking is allowed only outside of the villa. Please ALWAYS use an ashtray and empty the cigarette butts into the correct bin.
7.0 Services included and paid services
All villas offered by Smart Villas Limited have some services included in the rental price, these are 1 set of linen per person, final cleaning, and utilities. By linen is meant bed sheets and a set of towels (personal, face and shower) per person.
If the period of stay is longer than a week, on request, cleaning can be carried out during the stay and change of linen, by our staff; at an additional cost, to be paid before arrival or with the remaining balance at check-in.
If you no longer need the extra midweek cleaning services required, these must be cancelled before the start of the stay, otherwise the cost will not be refunded.
Sunscreen and oil, makeup and similar products can permanently stain bed linen, sheets and towels. We therefore ask you to be careful when using these products.
For stains of any kind, on linen, mattresses, sofas, or any surface of the villa, we ask for immediate communication to Smart Villas Limited in order to try to limit the damage. If, despite the efforts, the stains cannot be removed, you will be charged a cost to replace the linen, equivalent to €20 per piece.
The villa is equipped with beds, pillows and bed covers, wardrobe, bedside tables or shelves, central lighting, lamps or bedside lamps, table for eating meals with chairs, armchairs or sofas in the living room, with seats equal to the number of people that can be accommodated in the villa. The kitchen is equipped with the essential standard equipment; equated to the number of beds in the villa. Special utensils for the specific needs of the guest cannot be charged to Smart Villas Limited.
8.0 Early departure
The guest who anticipates the departure will not be entitled to any refund for the remaining nights.
9.0 Changes to the reservation
Any changes to the reservation must be sent by e-mail, to be evaluated by Smart Villas Limited, which will do its best to satisfy them but will not be obliged to accept them. Requests for changes to the reservation must be received at least 30 days before arrival.
10.0 Cancellation
The request for cancellation of the reservation must be submitted by e-mail to smart.villas@outlook.com. The reservation will be cancelled on the day of receipt of the cancellation request.
Cancellation policy
For confirmed bookings, the following cancellation policy will apply:
Guests who cancel at least 14 days before check-in, will receive back 100% of the amount they paid, within 10 working days from the day the cancellation request was received.
Guests who cancel between 7 and 14 days before check-in, will receive back 50% of the amount they paid, within 10 working days from the day the cancellation request was received.
Bookings cancelled after the period indicated above will not receive a refund.
11.0 Pets
Pets are welcome in our villas. The presence of animals and their size must be reported at the time of booking.
Only one animal can be brought, with the approval of Smart Villas Limited, unless otherwise agreed.
Pets should not disturb nearby residents, possibly dogs should be muzzled. Dogs are the absolute responsibility of their owners. Vaccinations must be up to date, they must not be left unattended, they must not get on beds and / or sofas and dog faeces must be picked up.
Any damage and the need for additional cleaning caused by the pet, will be communicated and will be detracted from the damage deposit. The garden cannot be considered a place to leave pets unattended.
12.0 Cleaning
The villa will be handed over clean, tidy and in good condition. Guests will have to treat it with respect, carefully storing the rubbish in the appropriate bin following the instructions for the recycling. As indicated in the calendar in the villa, place the waste in front of the entrance gate on the pre-established days, according to the calendar provided by the local council to which the villa belongs.
It is recommended not to throw items into the toilet or sinks that may clog the pipes. At check-out the kitchen must always be left in clean and tidy.
The cleaning and tidying of the kitchen, dishes, and emptying of the fridge are always the responsibility of the guest. In general, the guest is required to take the utmost care of the villa, furnishings and all supplies and equipment provided. In case of non-compliance with the rules the amount of the damage deposit will not be refunded.
The villa must be left in good hygienic condition, in order, as far as possible, and the fridge emptied. If, for any reason, even lack of time, guests do not return the villa in good hygienic condition in all their parts, the customer will have to pay the cost necessary for additional cleaning, equivalent to €150.
If guests do not properly dispose of all waste, the sum of €150 will be charged to the security deposit.
13.0 Damages
Guests are kindly requested to inform Smart Villas Limited of any damage caused as soon as these occur.
Smart Villas Limited at the time of check-out has the right to view and report any damage of any kind caused by the guest, to the equipment and equipment of the entire villa. Smart Villas Limited reserves the right to report any damage within 7 days at check-out, indicating the estimate of the damage in Euro for a possible refund or withheld from the security deposit.
Any damage or loss caused to the villa or its contents by the client or members of his group is the responsibility of the client. The customer must immediately notify Smart Villas Limited of the damage caused and if necessary, the security deposit will be kept. If the amount of the damage exceeds the security deposit paid, the customer must proceed with the full refund of the damages.
Guests will not have to remove items from the property, and Smart Villas Limited may ask for reasonable replacement costs if necessary. If no damage has been caused, and if the security deposit is paid directly to us, the full amount paid will be refunded within 7 working days of check-out, via the payment method provided at the time of booking.
Particular attention must be paid to the keys to the house; in case of loss, a penalty will be imposed for changing the locks equivalent to €100, which will be deducted from the security deposit.
14.0 Wildlife
The thing that most attracts the customers of our villas, is their location, in the countryside. This is also the natural habitat of many wild animals and insects, including spiders, mice, birds, flies, bats, bees/wasps, ants etc.
Smart Villas Limited cannot be held responsible for wildlife entering the properties. It is usually a temporary problem and beyond our control, but we will do our best to help you. In most cases, it is better to simply open a window or door and let them out.
However, we advise you to use a repellent, if possible, and to pay attention to waste (especially organic) that attracts insects. In summer every water source attracts animals. To help you keep the villa free from insects and animals do not leave the leftover food on the tables and empty the organic waste bin frequently. Also close the doors to prevent insects from entering.
15.0 Complaints
Most customers are very satisfied with the service offered by Smart Villas Limited, but if a customer should have any problems during their stay, we invite them to communicate this as soon as possible to Smart Villas Limited, so that the inconvenience can be solved quickly and in the best way.
No refund will be due to customers who will be removed from the villa at the request of Smart Villas Limited for lack of communication relating to excess persons, the presence of undeclared animals, in the absence of payment of the security deposit or in the absence of payment of the balance requested before arrival.
Smart Villas Limited does not recognise as a cause of complaint the occurrence of events not directly attributable to smart Villas Limited or the owner of the villa, for example: atmospheric events, presence of local fauna, mosquitoes, wasps, or insects.
Smart Villas Limited does not recognise as a cause of complaint the lack of electricity, gas, wi-fi or water if this depends on external causes.
Smart Villas Limited declines all responsibility for any inconvenience caused by maintenance work on public roads, sewerage, or renovation of properties in the vicinity of the villa.
Smart Villas Limited is not responsible if the customer, who has correctly viewed the listing of the property on the booking portal, does not find, on arrival, the villa of his taste, having tried to provide all the detailed information and the best possible description of the same. Smart Villas Limited is therefore not responsible if a customer has not correctly read the detailed description provided.
Even in case of presence of children, it is advisable to pay attention to the descriptions and photos of the villa and, if necessary, request further details, to make sure that the villa is suitable.
